Eurobodalla South group officer Mick Anderson said Potato Point and Bodalla Rural Fire Service crews were called to the fire at Beachcomber Holiday Park just after 8.30pm.
The two occupants escaped the fire, however they lost everything in the caravan to flames, including car keys, Mr Anderson said.
He said holiday park staff did what they could to help, including using a pump and hose to extinguish the fire.
They also organised accommodation so the pair had a place to sleep that night.
Mr Anderson said the male occupant had a pre-existing lung condition so was treated by paramedics for smoke inhalation.
He said firefighters, including incident controller Geoff Radcliffe, did an exception job and no neighbouring buildings were burnt.
Some of the volunteers called to the scene had been training in battling structure fires earlier.
Dalmeny and Narooma RFS volunteers, and Narooma and Moruya Fire and Rescue crews were also called to the scene but were stood down en route.
Mr Anderson said the fire was not suspicious.
