The state government panel has handed down its decision on a seniors living development application for Batemans Bay, seeking amendments to the initial concept plan.

Regional Planning Director Alison McCabe chaired the proceedings of the Southern Regional Planning Panel on the proposed development on the Coachhouse Marina site.
Ms McCabe said the concept in its current form could not be approved, and deferred the process pending further reports and amendments on issues such as traffic, parking, the boardwalk, the density and height of the proposed development and the proposed pharmacy/medical centre.
"This is one of the most important major developments in Batemans Bay," Ms McCabe said.
"The area needs a variety of housing types."
She said the site had major constraints but that did not mean development could not occur.
However, it should be compatible with the surrounding area and its presentation to the foreshore was critical.
It is now up to the applicant to decide if it wished to submit an amended concept plan.
About 90 people attended the meeting at the Soldiers Club from 1pm on Monday, August 26.
Members of the community and groups spoke passionately in what was their final chance to have their say on the concept plan.
The current owners of the site declined to comment after the session.
